So today we thought we'd mix it up. We just went on a trip to Hawaii. Yeah. Oh, that was so much fun. It was much needed. Yeah, we thought we'd mix it up and kind of give you guys uh kind of a look into what it would be to travel to Hawaii if you've been there before. It was personally my first time ever going, so I was a novice, so it was really cool to go there. You've been there a couple times and just kind of break it down.

SPEAKER_01:

Well, I was there for like a month when my friends were there in college, and that was a little while ago. But uh yeah, I know we wanted to go, so we made it happen for my birthday. Just for those of you guys that don't know, I like to travel a lot, so we did that, and yeah, we stayed in Waikiki, and it's changed so much since I went. So I had a different idea of what Hawaii was originally. Um it's like someplace I would want to go back, but not really. But then after last year going with my parents, I'm like, oh, this is I think because I'm getting older, it's like the pace of life is perfect. So I'm like, yeah, let's do it. What was your favorite part?

SPEAKER_00:

Uh my favorite part, I I really enjoyed the culture. Yes. So it was really chill. Um, and I'm the same way. I like vacations that are relaxing, I feel like, especially what we do in our living. We're on the go constantly. So it's really nice to kind of decompress and chill, but also I really appreciate the people there. I feel like everybody was super nice. Yeah. The service industry was amazing. I was just overall really impressed with the area. Yeah, we went to Earl's, right?

SPEAKER_01:

And it's like I think so. Is that your favorite restaurant? Um, okay, so I like Earl's because the service is amazing, the food is good. However, the hula grill in Duke's, I just love the view.

SPEAKER_02:

Yeah.

SPEAKER_00:

So yeah, mine would be Earl's. So yeah, we'll give you guys a breakdown. Food, restaurants, so you know what to do. You go to Hawaii, you know exactly where to go. And let us know if you guys like these type of podcasts.

SPEAKER_01:

Yeah, it's like, you know, we realize we travel a lot, so why not, or you and I travel a lot together. So yeah, for conventions, for just you know, leisure. Uh yeah, if you guys like it, just you know, maybe let's do a little bit more of this.

SPEAKER_00:

Yeah, see if we do more breakdowns of places that we've traveled and kind of give if anybody's gone there, it kind of gives you a heads up what to do. So mine was definitely Earl's. Um, just because the service, what was cool about this place, they had a big bar area, and typically you and I just go straight to the bar because we want quick service. And they probably had eight bartenders behind there, and they were all on it. I mean, they were checking on us every couple minutes. It was really impressive. The food was absolutely insane. Yeah, the fish tacos is what I recommend at Earl's in Hawaii. Um, so yeah, and I do like the other places we went, and I think you would recommend going through Costco because Yeah, so I'm glad you bring this up.

SPEAKER_01:

So what I was gonna say about Earl's though is I think I believe that it's culture makes everything run smoothly because these kids all greeted each other with a hug. They have the very same culture that we do. Yeah, so I think when you enjoy where you work and the culture's good at work, everything flows really easily.

SPEAKER_00:

So yeah, and the service kind of reminded me of what Vegas used to be 15 years ago. Everybody was on top of it, good energy. There were younger kids in there, and they had to be in their 20s and 30s, so and they were on top of it, very professional.

SPEAKER_01:

Yeah, so yeah, I think you know, here it's just we've been getting away with just being pretty and already knowing that you're gonna get a 20%, so you do the bare minimum. Yeah, that just you know, that personally grinds my gears just because it's just not yeah, same.

SPEAKER_00:

Yeah, I love good service. I think especially now that food is getting so expensive to go out, service to me is the most important thing. Yeah.

SPEAKER_01:

Because if service is good and food is just okay, I'm okay with that. But if food is great and the service sucks, I hate the whole establishment.

SPEAKER_00:

Yeah, yeah. It just can't go the other way around. Yeah, you're going to the restaurant for the experience, right? Because I know I can cook a better meal at home than going out. Oh, that's that's a pretty bold, bold statement right there.

SPEAKER_01:

You've got my meal prep. Um, yeah, the chicken is probably the your best. It's my highlight, yeah. Glad you brought that up. Yeah, chicken. Yeah, John's still learning about uh seasoning. You guys, nothing irritates me more. I we will get back to Hawaii. Nothing irritates me more Hawaii than uh than than meat that looks unseasoned and they got that somewhere just a little, yeah. Oh yeah, so um yeah, so anyways, we were talking about Costco travel. So sorry, I add kicks in. Um Costco travel is I think the way to go. I think it's best value. We stayed at the Outrigger Waikiki, had a cool balcony. Um yeah, if you guys follow us on social media, you could see that. And then um, yeah, we also got like food deals, like it's just to eat at their restaurants, and it's not like cheap food.

SPEAKER_00:

So no, it would the food was great too. Because I wasn't expecting because he was telling me, like, hey, we're gonna get yeah, free food when we're there. And I'm like thinking, okay, you know, you go to these motels or hotels, and they give you like these buffets that aren't good. Food was insane, yeah. Like and everywhere, mostly the food was good, but like this place was really good, so it's Stukes and a hula grill. Hula grill. So uh go through Costco because we know we got a free lunch or breakfast.

SPEAKER_01:

On Sunday, and I don't know if turning 38, I'm like super warm. I'm like, it's okay. It's like, am I having hot flashes here? What's going on? It's uh it's not that age. It's like 1238. I want to know, yeah.

SPEAKER_00:

You get more hot flashes every year when you get older.

SPEAKER_01:

Yeah, I thought it was only girls, but I'm like, here I am. I'm like, I'm overheating. I'm like, what's going on? But yeah, if you pass out, I'll just keep going. So yeah, so if you see me on the floor, just know this. Don't worry. It wasn't for ratings.

SPEAKER_00:

I know we just get trending. Um that's one of our trips uh for traveling a while, go through Costco, uh, get those meals.

SPEAKER_01:

So, did you think it was more or less than what you were expecting before we went?

SPEAKER_00:

More or less.

SPEAKER_01:

Well, like, did you because we all so I create a story in my head of what a place might look like, feel like things I might do. I thought it was nicer on par it's nicer than what you thought.

SPEAKER_00:

It was. Yeah, and I don't know why, because I kind of had a story in my head because I've 42 years old, I've never been to Hawaii. Yeah. So I actually had Hawaii built up in my head, but then we actually got there and I'm thinking, you know, even Duke's, right? I'm like, oh, you know, it's just the restaurant at the hotel. That's usually not the best restaurant you go to, but Dukes is everywhere we went, everybody was like, oh, check out because we're asking. It's always busy, guys. Yeah. Where do you go? And it kept saying, everybody kept saying the locals kept saying Dukes. So, and you know, guys, if you're a local from Las Vegas, you don't go to the strip. You know, you you have your local spots, and that's what we're trying to find out. So, but the lunch boxes were really good.

SPEAKER_01:

You were bigger on that though. Okay, so okay, so I do like myself a good lunch box, but you guys, we had lobster, shrimp, I had pokey. Uh you guys, I ate so much. I had like three meals every dinner.

SPEAKER_00:

You did, yeah.

SPEAKER_01:

Like it was just insane.

SPEAKER_00:

That's how we would end the night. You would get three meals at that lunch box, yeah.

SPEAKER_01:

Yep, yep.

SPEAKER_00:

And it's just that's something we don't really have.

SPEAKER_01:

Oh, I sure did. Yeah, what was your favorite bar?

SPEAKER_00:

Uh In Between. Yeah, yeah, yeah. The karaoke in between. So it's a karaoke. Uh shout out to Mr. McGill, your dad. Yeah. Um, he recommended it. Yeah. Uh George and I really love karaoke. Um, so uh the place that we like to go is Ninja Downtown. We haven't been there in a minute. We're like, we gotta get some karaoke in. But the one thing I would say about this place is kind of like just kind of a hole in the wall spots. It's a small bar. And literally, because it's down a little alley. It's down literally, yeah. Um, so yeah, if your dad didn't tell us about it, then we wouldn't have known. No. Um, but it's really cool because the service was again phenomenal. Everybody was super nice. They're on top of it, getting us beers. Um, it it costs a dollar to play a song, and I don't even think they even charged us. Yeah. So, you know, and it was intimate. I think it was a small bar, so there's maybe five to ten people up there. We knew that concept here. Be great. I think it would destroy here. Yeah, I think it would do very well. Like on Main Street, because the thing is, like, especially if it was on Main Street or something, and people heard heard the mute, they would be gravitated to go to the bar. Right. At least have a drink. Even if you don't want to feel comfortable, because I'm not the big sage karaoke guy. I want nothing to do with that. No, but I'm I'm cool with it if it's like private party with my uh friends or family, or like something small like that, so it was like perfect. So that was that was my favorite bar. What was your favorite bar?

SPEAKER_01:

I think that one too. That was that was a vibe. I mean, we went there multiple times, so obviously that was cool. I did like for edgewater where we watched sports and we saw the sunset. Beautiful. It's like that's up to Sheraton, just two doors down from where we were staying, and it again it was good service, and yeah, the view was just insane.

SPEAKER_00:

That's a great one to bring up too. So I think what's you're going for for terms of like just chilling, yeah, watching for sure because it's right on the beach, you get to see the sun come down. Yeah, edge bar was cool, it was relaxing. Because you and I are very already kicked in. We go to next bar, next bar, next bar, next bar. We checked out all the bars, guys. So that's why we're giving you the best one. So if you go, you you know where to go. But we we were there and we're like monkey pod. We're just gonna hang out. We're just gonna hang out there.

SPEAKER_01:

So Monkey Pod had the big uh bar. Also looked it was at the Outrigger, but not the one we were saying at. Oh, Monkey Podcast. Yeah, he gave us the recommendations to go. Nice kid. Monkey bar, yeah. Monkey Pod bar.

SPEAKER_00:

It was a great time. Love monkey bar. Heyday, hashtag monkey bar.

SPEAKER_01:

Heyday, heyday was cool. So it's inside like a little boutique hotel.

SPEAKER_00:

They had you guys the best creative. That actually I'm thinking, like if you're on a budget and go to Hawaii, check out that hotel because it's like it was cool.

SPEAKER_01:

It seemed like it's like, yeah, they had a it was like a courtyard, and I love that. Yeah. How like you know, the pools are in the middle of the yeah, boutique hotels or whatever. Yeah, that seemed like a vibe.

SPEAKER_00:

It did seem like a vibe, it was cool, and only maybe a couple blocks on the beach. So yeah, that was cool. Um very cool. Any travel tips going to Hawaii? We talked about Costco, maybe I I would I would definitely recommend. So we rented a Jeep. So that was good. So we got to like go around the island because Uber, Ubering there is a little bit more expensive. So um, yeah, we got to check out some other places. Yeah, what's the town up north again? Kailua. Kailua.

SPEAKER_01:

Kailua, we did. Oh, you know what is a good tip? This was a little bit of a nail, and I I've I've forgiven myself. Hanama Bay. Uh, Mondays and Tuesdays. It's a state park, so for those of you guys that don't know, beautiful. Um, we had planned our day, and it was the nicest day we were gonna go. Yeah, it was Tuesday, unfortunately. It was closed. So check what you're doing. But oh, we did Pearl Harbor. What was your your big history buff?

SPEAKER_00:

It was cool. We did we got to see the USS Arizona Memorial, which is something I've always wanted to do. It's definitely a bucket list thing for me to do. Yeah. Um, so that was that was powerful to see that. Um sad. It's very sad. Um, yeah, it's a yeah cemetery. Yeah, it's a it's a cemetery basically in the sea. So it was powerful. Like you felt the energy and everything. And I guess a tip with Pearl Harbor too. The they have aviation, they have the Missouri uh memorial, uh, USS Arizona submarine. The submarine is right there, um, which we ended up doing. But everything else you kind of have to travel to either by boat or like you get bust in. So just kind of give you guys a heads up because I thought we could just kind of go to the next one. Um, but it is it can be very time consuming if you want to do all the things at Pearl Harbor.

SPEAKER_01:

They say it's like five to six hours. So I don't know, like my ADD kicks in, so ours was like perfect. I'm like, that's all I can my brain allots.

SPEAKER_00:

Yeah, it was good. Um, we so we did the submarine, it's funny, and I'm glad we had the conversation before. I went, I think it was actually in the bay I saw uh forever ago. I went and I saw a submarine uh in World War One, and I went down in it and I kind of freaked out because it's so tight in there. Yeah, and I realized I didn't know until that moment. So you and I were literally like talking about it before, like we're driving there, and I'm like, I had this one experience, and I didn't really, I didn't get and then we we were like, fine, go to the submarine, but we decided to do it because it was right there.

SPEAKER_01:

Right. And the lady told us that we couldn't go to the back of the ship unless we went through it.

SPEAKER_00:

So we go down and it's it was bigger than the world, it's a world war two sub versus world war one. It was it was way bigger. So I'm like, I felt confident. Yeah. When we saw it, I'm like, I'm good. Yeah. And we start going in, and then there were tour groups. Yeah, and we got the between two tour groups, and there's no you can't go around him. It's it's one yeah, long story short, we went back.

SPEAKER_01:

We forgot. We're not going through the submarine. Yeah, we're like, we're let me out. So I feel like the lady even felt bad for us, and she's like, Okay, you can walk to the end of the boat.

SPEAKER_00:

I'm a lot of us that we like even attempted it. We were down there for maybe less than five minutes, but if you're claustrophobic, uh I wouldn't recommend it, but it was still cool to go down there, and it was it was I would say the one thing is cool to see the tech advances between World War Sub and a World War II sub was pretty big difference. Um, because the World War I was like, oh my, it was a lot tighter. There was nothing down there basically. So that was cool for me, but then I was like, I'm ready to get out.

SPEAKER_01:

Yeah, no, we were good. We did a little drive and yeah, it was a little overcast that day, so it was probably best. We just went back to the hotel.

SPEAKER_00:

Then we did do sports, sports yeah. Before we go to sports yeah, um, so the town that we went to was really cool. I'd recommend checking it out. Um, because I feel like which one? The what you just said Kahua? Kalua. Yeah, Kailua. Kahlua. Sorry, I'm not pronouncing it well. But I would still check it out because when I travel Yeah. That's why we have you on the pod. Yeah. Um when I travel, I like to like get a sense of like would I live in this place? Yeah. So and I think great question. I think I would probably go. The cool thing about Honolulu is like there's tons of high rise. Well, I gotta explain myself. Oh, okay. It's a John McMurdo. Okay, okay, all right. All right. Yeah, uh this is my one moment. Um moments, guys.

SPEAKER_01:

She has a lot of yeah, yeah.

SPEAKER_00:

Uh but they have a lot of high rises, so I think I would do the high rise living. Um it's not like a typical city, but it it was cool. But at the suburbs part of it, I I think it's very chill. Yeah, I think it would be too chill for me. But if you're the same kind of person that travels to see, like, hey, would I live there or spent a long period of time there, go check that town. It was like 20, 30 minutes north. It kind of gives you an idea of what it'd be to live in their version of the suburbs.

SPEAKER_01:

Like and I wonder as we get older though.

SPEAKER_00:

Nice Whole Foods, though. Nice Whole Foods.

SPEAKER_01:

Oh, there was, yeah. Oh, the chicken, the roosters everywhere.

SPEAKER_00:

Roosters everywhere.

SPEAKER_01:

Yeah. And John's like, what the hell is going on? I did a little story about that. But you know what? As we get older though, I do appreciate things differently. Now I don't need all the craziness. I could see me in five to ten years if you know I'm around. I would want to live on like 10 acres by myself, just my dog and I. Yeah.

SPEAKER_00:

So yeah. Ten acres in uh Hawaii, that would be uh pretty nice spot.

SPEAKER_01:

So yeah, I I mean if my name is Oprah. Okay. Next question. Okay, the sports. Sports bars. Okay, sports, yeah. We did watch lots of sports. So we got two.

SPEAKER_00:

What were the two sports bars we went to? Skybox and Rivals. Skybox and Rivals. Well, and Maui Brewing, I guess you can count. And Maui Brew, yeah, I would count that too. Yeah, yeah. Um Maui Brew is a little bit more chill. Uh Skybox. Well, it's probably the coolest. The food was probably not like don't eat there. Um, yeah, it wasn't bad though. It wasn't bad. But I I think everything was amazing. Yeah. It just had regular food. Yeah.

SPEAKER_01:

All of a sudden, John's a foodie.

SPEAKER_00:

I know I'm a foodie after a lot. Everything was like insane. Fish tacos, get the fish tacos. Um, the skybox was cool, tons of TVs, audio. So if you're watching, I on Sundays I like to watch Red Zone, whatever. It was perfect for that. We kind of bar hopped a little bit, but that was the best place to watch sports. They there wasn't a ton of places to go. No. So just kind of give you guys a heads up on that. So Skybar is probably best. Maui is cool. It was more chill. It's craft beer. Skybox, yeah. Uh or Maui Brewery.

SPEAKER_01:

Yeah.

SPEAKER_01:

No, Skybox, we said Skybar.

SPEAKER_00:

Oh, uh, yeah, Maui Brewery though, is the one that's more.

SPEAKER_01:

There is a Skybar and we did not go to it. However, there was a little bit of intention. We were gonna head there and it has a cool view, but so we can't make any recommendations on that one.

SPEAKER_00:

So but sportsier, you can make it happen. Yeah. So what was your favorite drink?

SPEAKER_01:

You know what? I love a beer, but beer doesn't love me anymore. You know what I mean? It's like it's I do like a cold day relationship. And a cold, yeah, and you guys, I don't know. So talk about now. I just seem like I'm complaining, but it's just you know, yeah, yeah. I usually don't do this, so I'm gonna give myself permission to do this. Um I beer is my drink of choice because as you know, I don't drink a lot of hard alcohol anymore. Right. Um, but beer has affected me differently since I've gotten older.

SPEAKER_02:

Yeah.

SPEAKER_01:

So I would say the Mai Thai is just those remind me of when you don't know when you're drinking just a little too much and you're like, oh, I'm kind of tipsy now.

SPEAKER_02:

Yeah.

SPEAKER_01:

But um the Aperol spritz at um Oh, I would have thought it was been Mai Thai at Earl's still. Yeah. Really? Oh, even the one at Skybox, actually. That kid made it on point. It was like perfectly yeah, yeah. No, the Mai Thai is good, it's just but it's like I always gauge it off of one, how am I gonna act? How am I gonna feel? And usually I feel I'm I'm a very friendly drinker, so I want to marry everyone. I always tell people, I'm like, hey, be careful. You do talk to everybody, and I do talk to everybody, so but yeah, the Aperol spread still. It's like I think it's my drink of choice, it just makes me happy, it looks pretty. It's yeah.

SPEAKER_00:

Uh so mine, I never drank uh so many Kona beers in my entire life. And you had a Kona light though. Kona light. So Kona Light was actually my favorite beer. Uh so it was a couple bars that actually had it on draft. It was it was just a it was a light beer, it was good. Because the konas are a little, they're a little much. Like they kind of take me a while to drink, but the kona lights are perfect, they were cold there. Recommend getting a good Kona light when you're in Hawaii.

SPEAKER_01:

Yeah. So I like it. Um what else did we do? Did we do our favorite food? Um, I don't know if you said, well, you said fish tacos. Fish tacos at uh Earl's for sure.

SPEAKER_00:

Fish tacos, we talked about the beer. Okay, so we have we have traveled to a couple places this year.

SPEAKER_01:

Okay.

SPEAKER_00:

What what would you say was like your favorite place to go to?

SPEAKER_01:

Um every place for different reasons. Right. But if you had to pick one. If I had to pick one. The question is one. Okay. So um it's not New York.

SPEAKER_00:

We can go to New York. You know what? Lake City or Park City?

SPEAKER_01:

There's something about Park City. Me too. That yeah, okay, all right. Yeah, yeah, yeah. Yeah, yeah, yeah. And I and I like all of them. Right. It's like Honolulu. I love that we were just there at the beach. Something about Park City and the little town, and you drive up there and it's in the middle of nowhere that where we stayed was fucking awesome. And it was just, yeah. But uh Park Park City, even though it was very uh it's just it was nice and cold, and then all the chimneys, it's just a vibe. Yeah, I feel like it's like what I would envision October being like. You know what I mean? Yeah, yeah. Is yours the same?

SPEAKER_00:

Park City, yeah. If I had to pick one, it was Park City. I don't know, it was probably number two. But uh Park City was Scottsdale was a lot of fun, and I loved it. Scottsdale was cool, you know. I kind of feel like we kind of live in a Scottsale, so to speak.

SPEAKER_01:

So really good service everywhere we went, though, too. Those kids remind me of all the kids I grew up with in California, where we just start talking to each other, and I appreciate that if I go somewhere, yeah. Like how friendly the people are, because that kind of tells me like, are the people happy living here or not?

SPEAKER_00:

Right, yeah. Park City was cool though, because everything's like on this little strip area, all these bars and restaurants. It was cool. We gotta make it a sundance. Yes, that would be cool. Yeah, that would definitely be a bucket list thing for sure. So yeah, I would say Park City. So all right, anything more about Hawaii or traveling?

SPEAKER_01:

Um, I don't well, what's our next picture? I think we have Utah again, right? Salt Lake. Salt Lake. We got do you have any penny trips coming up? I don't think I do. I know I have Japan in the books for next year, yeah. But yeah. No, I think that's it.

SPEAKER_00:

We got spring bake next year. Um, and what was your favorite? Did we say your favorite food for away? Um all the lunch boxes.

SPEAKER_01:

Oh, that was insane, yeah.

SPEAKER_00:

Okay. Cool. You want to get into real estate? Yeah. Let's do got seven minutes. All right. So we'll give you guys a real estate market update. Uh so recently the Fed on Wednesday made another cut. So this is cut number two. I know your favorite things to talk about. You want to talk about real estate.

SPEAKER_01:

So you guys, when I mean real estate, I mean like deals we close. Well, I'm tired of the the rate cut and this and that. So this is gonna be a quick update.

SPEAKER_00:

So the good news is uh mortgage rates, they're in the low sixes, they were about uh about 7.5 back in May, so they've come down dramatically. So we have seen activity pick up, which has been really good. That's the update.

SPEAKER_00:

Oh, thank God. I'm like, okay. Yeah, we just gotta give people a little information.

SPEAKER_01:

Well, I guess I'm a little or I'm a lot excited because we just closed. You guys, uh so we had a weird week, and Friday everything came together. Yeah, we had as realtors, we're always wondering if our the homes are gonna appraise, even though we do our due diligence and you know we assess the you know value of a home just like an appraiser would, but sometimes there's a little discrepancy, so that's why you hire somebody to do that, and you know, but Friday everything came together. It's like my friend got out of the hospital, the appraisal came in, there was something that was fixed on our uh yeah, you know, activity on the Amex that we were unsure about. It was just right before, and the most exciting part is we closed recording on our friend's house. Yes, so we were I'm super proud of these kids. We know each other since KW, and this was about seven years ago, yeah. And uh we've obviously all remained friends, and um, yeah, they were looking for it's literally the cutest home. It has RV parking, it has a pool, which I'm so jelly of, but like now I'm gonna make it over there. And I love that location because you and I actually like going to Water Street, yeah. So it's like perfect location. And not only that, it's like it has solar. We were able to negotiate$8,000 off for well, not off,$8,000 for um closing costs. So it would can I say something about closing costs, guys? So really quick. So I'm proud of our friends, Jordan and Austin. Shout out, yeah. It's like you know, hashtag adult team. Yeah, very proud of you guys. You guys are working really, really hard, so you definitely deserve it. Let me tell you guys something because right now I'm telling this story and something that kind of grinds my gears at times. Um, so every market is different. So, for example, you and I were able to negotiate$8,000 for closing costs this time around, home warranty, all that. You guys, I you don't know how many people come in for a buyer's consult, and you guys need to start stop listening to your dad, your friend, your aunt, your friend's friend, whoever just got into real estate, because you guys think you're a realtor's good because they can negotiate closing costs, and my story is going somewhere. However, it depends it depends on the market, and I need to make that clear because there's so many people that come in when we had just gotten out of COVID, people were paying over appraisal value because there was no inventory. So there is people, what I'm saying is there's times that some questions are not completely relevant. Ask what the market is doing, and when you have a professional explaining that to you, then it makes it easier. Because I've been at a buyer's console and they're like, My my agent was able to negotiate closing costs, and if you're not in that market, guys, then that's not something your agent can do, even if they're the best agent, or vice versa.

SPEAKER_00:

So it's just well, it's funny you say this too, is because the conversations we're having with uh sellers right now and listing consultations, a lot of them are under the impression like the last house I sold was in three hours or three days. Right. And we pre-pace them like, hey, we're in a market now where it takes months to sell a home, it's more a traditional market now. So those consultations are really important if you're an agent or if you're a buyer or seller to understand what exactly is going on in the market. And our friends were smart to sit down with us, take the time of that, because not everybody gives you that opportunity, like, hey, I just want to look at homes. You but they can't.

SPEAKER_01:

And I don't think he'll yeah, and I don't think he'll he'll mind me sharing the story. Okay, guys, also as agents, you know, it's it's to protect your money and your assets when you're doing that. You know, it's there are times. So even though there are friends, if you're an agent watching this, or if you're somebody that's gonna hire an agent and they're your friends, know that you have to go through the whole buyer's console because pre-pacing is key. Yeah, you guys, you have to talk about what that whole process and how that is the value. It's there's so many people that say, Oh, I found the home on Zillow, or you know, my realtor didn't even your realtor's job and value is not finding you necessarily the home, it's securing the home, it's securing the home and making sure that all the contracts are fulfilled and you're not in any ways jeopardizing your money. Yeah, but there was something else I was gonna say. Um, and all right, just this is more to the agents. Now I'm like getting started. And I'm back now. It's like old George. So, you guys, if you're a realtor watching this, uh if you get anything out of request for repairs, and it might not be is not a time for you to renegotiate. Yeah, you look like a complete novice. That's me putting it very nicely. When you get the home inspection and then you send the entire home inspection, and this needs to be, and there's two, three pages of repair requests for repairs. Yeah, that's retarded. Stop doing that. So it is the reason why, and if nobody else has told you, or if you hired an agent and they didn't tell you this, it's the reason why we get home inspections, it's because you want to see what the blueprint of the home is, you want to see what the condition. So we go back and ask for things when they are a safety issue. That meaning if the house wasn't gonna go up for sale anymore, it would still have to be fixed. Anything that's hazardous, but it's not the GFI and it's not the little water leak, and it's not any of that. So if you're a realtor watching this, you need to start explaining that to your agents because the reason why you're writing two, three pages of request for repairs is because you don't know what you're doing and you haven't articulated that.

SPEAKER_00:

So yeah, it's really important if you're on the buyer's side, is to have that consultation with your buyers because to pre-pace them so they understand. Because I've been doing this for 21 years. Something will come up on inspection every single time. Any develop if a home is zero years old or a hundred years old. If you pre-pace them, they have that understanding versus like we're just gonna do whatever the inspector there the inspector job is to find something and they will always find something, so be aware of that. Um, yeah, so that's a good point that you bring up.

Yeah, sorry to go on a tangent, but yeah, we did this, and I think because of the pre-pacing, this was such a smooth transaction.

SPEAKER_00:

Yeah, it was, yeah. And the one thing uh I know we're running a lot on time. One thing I'd recommend because we're going to 2026, 2026 is starting now for realtors. Get your conversations up, start working on your database of folks that may be buying or selling for springtime or after the first. This is the time to do it. A lot of our aging community, they go into uh they leave the business for two to five months. But this is actually the time to build your business, so be aware of that. So, yeah, that's your coaching side.

I would say if you're a buyer or seller, I'm more interested in that. Um, make sure you give us a call now and we'll set you up nicely for next year. Yeah. Just you know, it's that way you're not doing things last minute for sure.
