Look forward to it. Thanks for being here. I know we were trying to get you earlier on the schedule, and then life happens. We're adulting, and here we are, what, a month later? And here we are finally. Hey, we finally made it happen. Looking forward to it. So, how's everything with you? You are a luxury real estate agent at our brokerage here at Virtue. And um, yeah, tell us a little bit more about you.
SPEAKER_01Yeah, dude, I was born and raised in Vegas here, got into real estate probably five, six years ago. Okay. Um, it's been wonderful. Wasn't always focused on luxury. Okay. You know, in the beginning of my career, I did a lot with rentals, I gotta tell you. That's how I first started, man. I remember I was chasing a lot of people that weren't even qualified, that weren't doing much, that just had no business looking at real estate.
SPEAKER_00But we gotta start somewhere. You gotta start somewhere, right?
SPEAKER_01So um, but just you know, as of three years ago, I got into the luxury market.
SPEAKER_00Okay, very cool. And then what made you transition into sales? Because rentals is a little e easier at times, it's more people need it. Sales, it's yeah.
SPEAKER_01No, I've all I've always wanted to do sales at the time. I just again I was chasing what I could. Yeah. Um, but sales, I've always been helping buyers, listings, so it's it was always in the mindset of chasing that part of the business.
From Rentals To Luxury Sales
SPEAKER_00Very cool. So, and you do luxury. Um, tell me how's that market right now? Because not a lot of people are familiar, especially here in Vegas, uh, with that.
SPEAKER_01Most people are not familiar, unless you're in the know, if you're an agent that's producing a luxury, you really have no idea what's going on. Right, right. But I have to say it's it's heating up. It's it's been heating up for the last couple of years, and I think we're gonna continue to see a great rise in the luxury market. You know, I'm not sure if you're familiar with the summer club, but that over there, you've got dirt that's selling for about 20 million. Yeah, imagine the house is gonna go on top of that.
SPEAKER_00And are you we still seeing a lot of people from LA come out here or is it all over? Is it international? Where are your clients right now?
SPEAKER_01I think LA has slowed down a little bit. We're still getting some from the California market, but recently, Seattle. We're seeing a lot from Seattle coming now. And just within the last week, I've had two buyers um come in just from Seattle alone.
SPEAKER_00Oh, very good. So we're seeing a lot of people.
SPEAKER_01Do you have a really good agent out there?
SPEAKER_00I have one that's awesome. Nolly, if you're listening watching this, um, I need to introduce you guys. She's she's awesome. She's in Tokyo right now for a real estate convention or something, but yeah.
SPEAKER_01Not not quite. You know, one of the things I was doing was reaching out to agents that have some listings out there and just you know, building relationships if if possible with them, but not not certainly one that you know I've connected with quite just yet. I'm gonna have to connect you guys because she's awesome. Yeah, yeah.
SPEAKER_00Yeah, so yeah, she's in Seattle, do yeah, so it'll be good. But I have you guys, I have my questions here on my phone, so don't think I'm like just all of a sudden spacing out. I have ADD, and I'm like, oh, is this kid? But yeah, it's just to like keep help you keep on track. But we were talking yesterday, uh, you're
Vegas Luxury Market Momentum
SPEAKER_00also a car enthusiast. Yep. So then my questions were like, what's the coolest garage? And I go on rants, but what's your the coolest garage? What's the coolest car you've seen in a garage? Tell me a little bit more about that. Or how did you get into car enthusiasm? And does it go hand in hand with luxury, luxury real estate?
SPEAKER_01It does, certainly. It's you know, if you like luxury homes and if you're living in one, you certainly probably have an exotic car or two. But my my passion for cars kicked off probably about five, six years ago. Okay. I had just met my who was my best friend at the time. Okay. Um, and when I first got introduced to him, he was actually a professional racing driver. Okay. So he he brought me into the world of cars when I met him. He actually owned two luxury cars of his own, a Porsche and a and a Lamborghini. So just being able to be around that, you know, at the age of 20, 21, just kind of took me for a while to do that. Dude, that's really cool.
SPEAKER_00So do you do um do you go to the like NASCAR? What do they call it now? Like the uh so I'm from Bay Area. Okay, and we have I don't know if it's still called Infineon, but it yeah, the NASCAR races. Do you do have you gone to one of those or I can't say I've been to NASCAR?
SPEAKER_01Okay, but certainly Formula One, you know.
SPEAKER_00Okay, that's right. We have that here in Vegas, duh.
SPEAKER_01Yeah. So the last I think it's been three or four years now, I've I've been going to the races there. Yeah, I haven't been yet, and it's like I'm sure it's exhilarating though.
SPEAKER_00It's like it has to be, right? You gotta check it out. Yeah, I'm gonna have to go. And I heard they're they just extended, no, for like several years now. Oh, I believe so. Yeah, I think it's uh like I remember the first year it was just kind of crazy. Everybody was going crazy about like businesses losing money and how they were building walls so people wouldn't see it. So yeah, have you gone every year since it got here? I have. Oh, very cool. Okay, so what's your car of choice or what's like your dream car?
SPEAKER_01I so I like older classics. I one
Car Culture Meets High-End Homes
SPEAKER_01one of the ones I like is actually a Lamont car. Okay. Um it's a Mazda 787B. Okay. And it was, you know, it won Lamont several times. We're gonna have to hang out. I don't even know what that looks like. It's it's an incredible car, man. It's yeah, it's it's if you know anything about racing, then that's that's one that you would know of.
SPEAKER_00Okay, next time you have an event or something, let me know. Yeah, yeah, I'd like to know for sure. All right, so what's the coolest garage you've seen then? So I figure if you have like a cool, because I've seen a couple, I guess, but if you have a cool car, you would want to showcase it in a particular way.
SPEAKER_01Sure.
SPEAKER_00Have you seen really cool garage and you're like, oh, this is so dope?
SPEAKER_01Not necessarily in a residence, but um just commercialized, you know, a lot of people I I actually know people in the commercial space where they're doing restorations or yeah, dealerships in that case, but Luso Autospa has an insane collection where they modify cars and they they they do a bunch to them and they they do a great job. So that's what I would say.
SPEAKER_00So it okay, so yeah, now I guess I'm jugging back and forth or whatever. But okay, so for the luxury market is what would you say right now the median price point is for that market that we're seeing, or what's like entry level? Because I know it's gone up. Once upon a time it was kind of a million, and I feel like that, or correct me if I'm wrong, has gone up now as far as what that um particular price range is.
SPEAKER_01Yeah. I think right now the hot
Price Tiers And Where Buyers Shop
SPEAKER_01spot for luxury is that one to two, possibly one to three, that's where you're seeing the most turnover rate. Then you have the three to five segment, which is um you know, second place to the one to three, right? Not so many transactions going on there, but it's still a good amount. Okay. And then you have the five plus, which takes a little longer to sell, they're gonna sit on the market a little longer, but it's a very niche buyer that's looking for something that's five plus, especially in the Vegas market.
SPEAKER_00So for somebody that's looking for luxury right now, what would you say, or what's one of your personality? For somebody that's like around our age, or I uh you might be younger than I am. I'm 38, so 27. Okay, so yeah, you're 10 years younger than I am. Um yeah, for somebody 38 or younger, what's what community are they looking at right now here in Vegas?
SPEAKER_01Completely depends on the lifestyle. Um, what's been successful now is new constructions. So anything like in West Summerlin has been really, really popular, such as the Ascension community. You know, you got Toll Brothers building in there, you got Poulty building in there. Um, and again, anything in Summerlin's been doing good. And depending on the lifestyle, I would also say McDonnell Highlands. If you want something that's quite nice with a strip view, that's the place you want to go.
SPEAKER_00How do you feel about luxury high-rises right now? Because we have cello that's supposed to be going up. What's your take on that? And then it's I know four seasons has stuff. I'm always curious. It's like I I think that would be me, and I would never leave the compound.
SPEAKER_01You know, I I can't I can't say I know too much about the cello project over there, but the four seasons I've actually had the pleasure of touring that. Okay. Um, and if you know anything about it as of today, they're about 85% of the way sold out. Okay.
High-Rise Luxury And Four Seasons
SPEAKER_01And they they're not even close to being done with the construction. They probably have another two years on that. So I think high rise condo is just taken off as well in Vegas. And the four season project is by far the most successful.
SPEAKER_00Okay. Right, very cool. Yeah, the cello tower we went and saw that I don't see anything being actually built just yet, but I'm like, it's kind of intriguing because we don't have a lot of high-rises other than maybe Queens Ridge, right? That offers that, but they seem a little uh to me, would be more traditional look or old school, like Turnberry Towers, all of those. It's like I guess you have to be on the strip, or yeah. What's what's next for you? So you do luxury, the car enthusiasts. Yep. What's next? What's uh whether it's real estate or business ventures or we have a platform where we could, you know.
SPEAKER_01I think, and I just came to this realization not maybe a week or two ago. I'm really, really into development, such as custom homes in that regard. I don't know if you know this, but I spent three years at Blue Heron. Okay. And you know, if you know anything about Blue Heron, they're one of the top luxury custom home builders in the valley. You know, back in 2020, 2021, they had built and sold the most expensive house. At the time, it was 25 million dollars. Oh wow. Where was this at? This was again in McDonnell Highlands.
SPEAKER_00Oh, okay, okay. Because they're also in uh Lake Las Vegas right now, correct?
SPEAKER_01They're they're all over. They've got 20 communities, 21 communities, and then they also have customs. Right.
SPEAKER_00So they're all over the place. Okay. Development,
Getting Into Custom Home Development
SPEAKER_00how does one get into that, or how does it walk me through it? I haven't even thought about that.
SPEAKER_01I I'm still working my way into it. You know, thankfully I had the experience with Blue Heron, and I've I've got to meet some incredible people that are more independent, such as you know, just a single guy. He's young, he's ambitious, he wants to build, you know, one or two homes a year, and that's kind of what I see myself getting into building some custom homes. Not on a such a large scale, maybe one day, but if I can build one or two customs, that would be great.
SPEAKER_00So, what would that house look like, you think? What would the Ryan Kerr's brand look like? Yeah, there has to be something like specific, right? Because when you see a Christopher home, you know exactly it's them Blue Heron, Toll Brothers. You walk in and you get that feel. What would the Ryan Kerr's home feel like, you think? I think give me colors, how many rooms, where is it, where in town?
SPEAKER_01I think I'd be all over. Obviously, in high-end neighborhoods, of course. Okay. Um, such as Summit or the Ridges or McDonnell Highlands, Askaya. I I'm not married to one particular style. I know modern contemporary is so big right now in Las Vegas, but I I think right now we're seeing a shift to more of the traditional look again. Um, I like a Spanish Mediterranean look myself, like a Santa Barbara look. I love that very much. So I think I'd put a heavy focus on that. And then I'd also want to cater to people that actually do have those exotic cars and invest into the garages. Yeah.
SPEAKER_00I think that would just be incredible. Yeah, because in New York, you see all these like fun garages, and I'm like, why are we not doing that here yet? I mean, and I don't mean like the glass garage door where you could like see through, but something where like the car's spinning or something, or the way the lights are 100%. I don't know. Yeah, yeah.
SPEAKER_01And I don't think Vegas really has that. There's one house, and I think it's on Karina Way in Seven Hills, where it actually has a car elevator where you can pull into the garage, it takes you to the second floor,
Designing A Signature Luxury Home
SPEAKER_01and when you get out, you're inside of your primary bedroom.
SPEAKER_00Yeah, something like that. I always wondered how that works. I I mean, I'm sure it's a very simple system. I'm like, but how do you get the carbon monoxide night to go into the home?
SPEAKER_01That's that's a very good question.
SPEAKER_00I ask for Namper. Yeah, I always wondered.
SPEAKER_01I'm like, oh, this would be bad. A lot of engineering behind that.
SPEAKER_00Yeah, yeah, yeah. Okay, very cool. So development, and then um, so oh, I like some of these questions, so we'll kind of do a little QA here. Sure. Um, I know I sent this to you yesterday, but uh, what's your guilty pleasure car that doesn't fit the luxury agent image?
SPEAKER_01Dude, I I'm in the classic, so for me it's probably gonna be a 1998 993 Porsche. Okay. Uh particularly like a Turbo S. So love it very much. Actually, they've nicknamed the last production car called the Last Waltz. So for me, that's my guilty pleasure car. That's okay. Do you know anything about the Porsche history? You wouldn't know that car?
SPEAKER_00Yeah. I'm gonna have to get familiar with cars. I don't know cars very well. Uh yeah, at all. I mean, is there I know, you know what, and I didn't even go. I was just in Japan, and our the Otani Hotel has a and I probably should have gone, the Rolls Royce, you probably would have loved it. They had about like 30 Rolls-Royce gallery. Okay, and it's just a free museum to go into, and I never went in. I probably should have. Hey, if you have the chance to, sure. Just go back, yeah. I'm like, oh man. So um, what's the dream car that's on
Dream Cars And Garage Must-Haves
SPEAKER_00your vision board?
SPEAKER_01I I really like Aston Martin's just recently, that's been growing on it. Well, I haven't heard about them in a while, yeah. Yeah, yeah. So Aston's because it's you know, it's the classic James Bond car. Right. So that for the ones that make the Vanquish, they make a vanquish, DB12, DBS, Super Legera, those up are up my alley there.
SPEAKER_00Okay, very cool. Yeah, um, yeah, I don't know. I mean, we can take this anywhere. It's like, what is it? So for somebody that's barely getting to know you through the podcast or through your social media, you're pretty active on social media. I've seen you do stories here and there about pretty much everything that's luxury, so it's pretty curated. It looks pretty cool. I'm like, man, this life doesn't suck.
SPEAKER_01I'm more focused on the stories. I post a lot on the stories. So if you're following me, then you get to see everything, right? But not so much on the reels or the actual post that it stays up there.
SPEAKER_00So what's what's something you want people to grasp from you or understand from you, or clients that are possibly looking at this podcast and it's like, oh, I want to work with him.
SPEAKER_01For me, it's the lifestyle, man. It's you know, if you're in the luxury and the cars, I think we'd be a really good fit together, especially if you're looking to buy or sell. You know, that's what I want to be able to help people with.
SPEAKER_00So um, have you had a client that just comes up and they the first thing they mention is like, hey, I need a killer garage. Have you had one of those just yet?
SPEAKER_01I I have actually. I was reaching out, so I do sometimes cold call. Okay. Um unfortunately I don't always do it, but I do cold call.
SPEAKER_00John would love to hear this right now.
SPEAKER_01And I I contacted this guy, and and the first thing he said was, dude, I need at least 12-foot ceilings in the garage. I need enough space for the cars, I have lifts. I'm like, you're totally my guy. Yeah, you know, let's see how I can help you out. So those help by people that have the emphasis on the garage because they have the cars. That's who I like to help. It's gonna like take off or whatever.
SPEAKER_00And how many clients do you do you do you like helping or yeah, all like it in one month? Do you have like a certain amount? I know we
Communication Rules And Client Service
SPEAKER_00all have a certain amount, like for me, I'm like, I don't really leave Summerland because if not, I'm scattered brain.
SPEAKER_01Sure.
SPEAKER_00Um, what's that for you? Is it just you know they schedule an appointment, or how do you manage that? Or is it just give you a phone call, go through your DMs?
SPEAKER_01Easily shoot me a DM if you want. If you're following me on social media, you can call me, text me. I'm always by my phone. Just just as of the last two weeks ago, I set a new rule for myself. Okay, get back to people within seven minutes. So I'm kind of glued in the phone now, and I've seen just with again within the last two weeks a change in my communication uh with the clients. They're just more grateful that I'm you know being communicative. So yeah, that's what I'm focused on now. So if they want to reach me via phone, that's the best way.
SPEAKER_00Okay, so you guys heard it. So DM anything, pretty much just give you a holler, cars, all of that.
SPEAKER_01And we'll set up, you know, we can meet at an office. I actually like meeting people for coffee now, so a lot more relaxed and in that regard.
SPEAKER_00I do too. You know, I just started implementing that and just how I do business now. Once upon a time, and props to you for cold calling. You know, I it took me a while to get into that when I first got into the business. You guys, I if you guys are real estate agents, you guys know I hated it with a passion. Uh, however, I did not grow up in Vegas and I did not have a database. And this is just advice for any realtor. It was the easiest way for me to grow my sphere. Um, and I got it to 2,000 people, and then I realized I'm like, I don't want a cold call anymore. But that it did give me the structure and the basis and the foundation to be where I'm at now, because as most of you
Cold Calling Strategy For Luxury
SPEAKER_00guys know, I my business partner, he's not here today, but uh, he does all he does is cold calling. So I gave him most of my database, and now I work with like the cool clients, and I'm like, yeah, we get to go to coffee or lunches, and it seems more organic, and referrals just seem easier, also, and it's just you connect on a such deeper level. It's like I don't know how I went on that tangent, but 100%.
SPEAKER_01Cold calls can be a lot more hard to go through because people are very reluctant, you know, they have a fear. But if you do it, and especially if you're newer in the business or you need to build a pipeline, that's probably the best way to get quicker business, now business.
SPEAKER_00Right. I think John would yeah, I'd love to know. So are you cold calling also the luxury agents? How's that going? Because I know there's a specific everything goes in tiers, guys. So it's like there's different people that watch the show. So for you agents, you guys know you know it's it's the getting the rejection, but it does go in tiers. You have to build rapport. Yep. How does that go for cold calling for these um luxury price homes?
SPEAKER_01It's you know, recently I just started reaching out directly, so I'll focus on expireds, okay, and I'll actually connect with the agent themselves rather than going straight to the homeowner. And but I'll always, you know, connect with the homeowner, but what I want to do first is connect with the agent. And it's a unique perspective, but see how I can help them out. You know, they just lost the listing because it's you know, obviously it expired. But how can I continue to help that agent out by offering them a referral fee where they can set up an introduction with that seller for me to help go in there and help them sell that property?
SPEAKER_00I love that.
SPEAKER_01Yeah, thinking outside the box because these agents, you know, you spend anywhere from six months to a year with their client and they've already invested a lot of money through marketing, maybe open houses, whatever the case may be. I'm sure they want to recoup some of that. Yeah. So if I can go in there and at least offer 25% to them to help them make that introduction to me, be happy to help them out.
SPEAKER_00Are you doing open houses as well? Or how does that make sense? Yeah, quite a bit.
SPEAKER_01I'm doing at least two, two, three open houses a week, easily.
SPEAKER_00Oh wow. Do you have a set day that you do these on?
SPEAKER_01And is it the same house
Open Houses And Staying Scheduled
SPEAKER_01or same house, um, same schedule? It's a non-negotiable. So, you know, Friday, Saturday, Sunday, I'm up in the northwest. Okay. Just doing open houses from one to four.
SPEAKER_00Okay. Do you see that picking up now that it's like getting really hot now?
SPEAKER_01I actually just as of this last week, I had the most people walk in. So yes, I think people are out and they're about, they're looking. I I don't think the weather's really stopping them as much. Yeah. But certainly just as of last week, I was seeing a pickup.
SPEAKER_00Nice, nice. I yeah, I'm gonna go, I have to get more content. I'm like, oh, that's where I was going with that. I know I'm all over the place. You're like, but I need to get more content, and you know, that's that's what I'm tender by my business. I'm like, I'm doing these lunches and stuff like that, but now it's I like that. So if it's the same day, I think it keeps me organized. For me, it's I'm like scattered brain. So I have to have everything on a schedule, and I have to be looking at the calendar all day. If not, I'm all over the place.
SPEAKER_01I'm the same way. I I live by my schedule, whether it's the business or even personal. I'm like, I tell my family friends, let's put it on the schedule, because I'm I'm gonna forget about it.
SPEAKER_00That's me, I forget, and then I double book, and then I'm like trying to see like what activity I like more. Like which one sounds more fun today, right? And the but then you come off as a you know, a different thing. I've had those days. I've I I've triple booked myself one time, and that was that was a yeah, it's okay sometimes with friends, and even then some people will be like, okay, this is enough. You've got it enough fast, but with clients, that yeah, it would never fly. 100%. Okay, so what's uh next for you? We have a little bit of time. What's next for you said development? It's we were doing luxury, open houses, uh car enthusiasm. What am I missing? What do people need to know about Ryan Kurz?
SPEAKER_01Uh I love the travel, man. You know, I'm gonna I want to do some more of it. You know, one of my places that I love to go is Laguna or Newport. Okay. Uh, you know, being from Vegas.
SPEAKER_00Do you ever run into Darren there? He's always there.
SPEAKER_01You know what's funny? We we were at the same mall pretty much at the same time, but we must have just missed each other. Yeah. Um, but yeah, he he frequents that as well. Yeah. I was just there maybe two or three weeks ago. So I have friends there, or do you have a house there? I have some family that live on the beach out there. Okay. Um, I have an aunt who, you know, if I ever say I'm going out there, I'll just stay with her, which is quite nice. She's pretty much right on the beach there. So it's a good excuse to get out of Vegas
Travel Habits And Disneyland Takes
SPEAKER_01if I want to go out there.
SPEAKER_00Do you usually drive or are you flying out there?
SPEAKER_01I'll drive, sometimes fly, but yeah, more often I'm driving.
SPEAKER_00It's just quicker. So, what's your big trip that you got planned for this year or next?
SPEAKER_01Nope.
SPEAKER_00I love traveling out of food, so I'm like anything travel, I can talk for days.
SPEAKER_01I think the next big one is Disneyland. Me and my girlfriend want to go out there and just experience that. Very cool. Something casual.
SPEAKER_00In LA?
SPEAKER_01Yes.
SPEAKER_00Okay, okay. All right. Yeah, I just went to Japan and it was crazy. I'm like, I didn't want to come back.
SPEAKER_01Did you go to that one there?
SPEAKER_00Uh I did not. No. So I'm not a Disneyland fan. Ah, people are gonna hate me. But I'm gonna say it, you know, it's like, hey, we're we're just bros talking. So I get anxiety at Disneyland. I've been twice with okay, so my sister has three kids. I have three nieces, and it's the happiest place on earth. Everyone's gonna shit on me for this. And I uh I I don't like it. I do not like Disneyland. And to me, it doesn't feel happy. I feel stressed, and then I just see a whole bunch of people with like the little ears, and everyone's like, literally, it's a topic of conversation with some friends, and they're like, You're just a hater. Did you have a childhood? It's like, yeah, so it's not, yeah, it's not my thing. But my buddy, the reason I tell you that story is he loves roller coasters, that's who I was in Japan with, and he loves Disneyland, and they have one in Tokyo, and we were there five, six days, and uh he wanted to go, and he's like, Is there any way we could go? Maybe it's less busy than I'm like, absolutely not. I'm not doing it. I did not come all the way to each their own to Japan, and I'm like to go to Disneyland, but it's like, yeah, but it's a lot of my friends like it. I'm like, just that trip count me out. What about something that's not an adventure? It's like what what kind of vacations do you do? Is it more like sightseeing, museums, beach, relax?
SPEAKER_01Like, it's what's the vibe? To me, it's always relaxed. I kind of want to detach from what I've been doing, right? Whether it's work or whatnot, just get away, relax, put the phone away, bring a book or something. Yeah. Do you do cruises? Just once. Yeah, we've done one cruise. Um, so we left out of the port of Galveston and we went to a few places remotely, like Honduras, Cozumel. Um, and Honduras, I've heard mixed things about it.
SPEAKER_00I'm like, I hear it's really pretty, and then what what was your take on it?
SPEAKER_01For me, it was fine. It was totally because I speak Spanish, so again this, you know, I speak Spanish too. Yeah, yeah, okay. Yeah. Kers though. That what's well Kers
Spanish Skills And Final Wrap
SPEAKER_01is a German name. Yeah. I don't speak any German, but um, I I learned Spanish through school. So I went through an in I went and grew up in an international school where half the classes were Spanish, the other half were English.
SPEAKER_00Yeah. If we ever okay, we're gonna have to talk. If we ever need help, yeah, with any of our clients in Spanish, I don't have anyone. Well, hey. Yeah. I'm happy. So it's like, yeah, and I it's so I could speak it. I can I just I'm not good at translating contracts. Okay. Like I'm I'm horrible, and it's like it's just, yeah, okay, so that's really good to know. So it's like and you retain it, do you practice it now or not?
