Excited to have you on. So let's let's hear more about Jay. Where are you from? What's your story?

Originally I'm from LA. Moved here, moved in Vegas in 1989. So I've been here for a while. But yeah, from LA, South Central. Went to junior high out there, then came out here for high school and went away to college at Pepperdine and came back to Vegas and pretty much been here ever since. Awesome. Okay. So you're like a true local. Yeah, yeah, for sure. That's a lot. It's pretty close to original.

Yeah, I moved out here when I was 12. So cool. And you like Vegas? You obviously stayed here, didn't go back to LA. Right, right. So Pepperdine.

You know, Vegas was great. Vegas is a great city, especially now that I'm older, got my hair screwed on straight, you know, a little bit. I'm still trying to figure that out. But yeah, you know, obviously, you know, it's you in your 20s for the most part, it was, you know, party central, you know. But after after that, you know, I kind of buckled down a little bit. And it's it's a it's a phenomenal city, man. I mean, you got to think everyone at some point touches down here at one point in their lives or another, you know, whether it's pleasure, business, whatever, whatever the case is. So it's it's a great city, great, great place to network. Um, and you know, it it's like a hub for just uh, you know, it branches out to all over the world. I mean, some some most people have some sort of ties here in Vegas.

Yeah. So I always tell my clients when they're moving here, I'm like, the best part of moving here is you never have to visit anybody ever again. That's true, they will come to you. That's true. That's true. Yeah, and it's been cool to see the city grow. I came here in 2008. So not because I haven't been here as long as you, but I've seen the city double in size. So you've seen it like quadruple in size.

Yeah, you know, when I first moved out here, moved uh moved at the lakes, the lakes was just breaking ground for the most part. I mean, they were still building, uh, Summerlin wasn't even thought of. Uh actually, when I moved out here, uh Hualapai was it. So Sahara and Hualapai was nothing from Hualapai all the way back to the mountains. It was this desert. So now there's Summerlin. You know, Sahara and Charleston, there were one lane going east, one wing, one lane going west, and that was it. You know, it was it's it's been it's been interesting to see the city grow in in a good way. Yeah, I know. It's cool, except for all that traffic.

But yeah, I mean, it kind of comes with the territory, right? Right. And then it's kind of interesting you mentioned the lakes because Virtue Real Estate Group, Summon Office moving there. So excited for that.

Entering Real Estate And The Crash

So let's talk more real estate.

SPEAKER_00

Okay. How'd you get into real estate? Um, so I initially got into the real estate world back in uh probably the late early 2000s. I was um a loan officer. So I was a loan officer for for a few years back when you didn't need to get license, believe it or not, which is crazy to think about it now, that anyone could just walk up and be a loan officer. But you know, I'm I'm glad you know the regulations kicked in and you know that it was very important that that happened. But um so from there I did a little bit of um into the the flipping world, um, acquiring properties and then flipping them. And then um I I got my real estate license officially in 2017. Um 2020, burned the bridges and doing it full time. Yep.

Awesome, cool. So you got to see the Great Recession here in real estate. I did. That must have been very interesting. Because I was really smart and I came here in 2008 when everything was falling apart and cheap. Yeah, you know, selling like 40 homes, making three thousand dollar commissions, doing those short sales. Yep, yeah. But what was your experience? Because I actually love to talk to people, because that was a crazy time. Like because everything is slow now, you know, sales are down, but I'm like, hey, we're still selling, right? You know, our median average sales price is half a million dollars. Back then it was it got down to 110,000. Yeah. So it was very difficult to make a living. Sure. So, like, what was your experience um compared to now versus back then? Like how you know, yeah.

Well, um, like I said, I was I was in the loan industry back then, and overnight, I mean, your big banks just closed their doors. I mean, prior to that, I mean I mean there were programs out there like zero percent um zero percent financing, no money down, investors can buy up to 10 properties at a time with no money down. I mean, just craziness, stuff that didn't really make sense to me, you know, now looking back on it. Um and uh again, overnight, those programs were pulled, you know, big banks were closing their doors, and it was it was a bit of a frenzy, but you know, a bit of a panic situation because you know nothing like that has ever happened before that I in my lifetime um to that to that degree. Um so you know, after that it was it was just time to pivot. You know, so we we got into acquiring properties and that's you know, um rehabbing and flipping and that went well for for a little bit. Um but yeah, it was it was an interesting time. Uh I I think it's it's situations like that uh it encourages people to figure it out. You know, you can't just roll over and you know let whatever happens happens. You gotta you gotta make the best out of the situation. Yeah, for sure.

What did you learn from your flipping business? Good time, because about the market bottomed about about 2011, and it just appreciated straight, you know, until about what three and a half, four years ago.

It was so my position with the company that I was with, I was looking for uh properties. Actually, there were a lot of them were out of state, like Colorado Springs. Um Colorado was mainly my my focus. And you know, just we you know, uh find the properties that made sense, um, that penciled out, and then um, you know, the next department will fly the team out to to rehab it. So that that was kind of the the situation there. I didn't really do too much here locally. It was actually um in Colorado Springs was was my focus. Oh back then. Yeah, what was your biggest lessons through that? Um you know, I I for me personally, it wasn't something that I enjoyed as thought as much as I thought I would, because it was more of a hands-off reproach. Um you know, I I didn't really have direct conversations with um, you know, with the people who I who I was working with because of realtors uh that I never met before face to face or taking a lunch or had coffee with or whatever the case. So that that connection was gone. Um I and that's that's the piece that I felt was missing from I'm I'm a people person. You know, I like to do business with people that I can see and you know experience their energy, you know what I mean? Um so I didn't really have that with that. And you know, it and the more I did it, the more I realized that it probably wasn't my cup of tea. The good thing is uh you know, with real estate, there's so many different facets, you know, there's so many different um tunnels and and aspects of real estate that uh you know you can you can move forward in.

So yeah.

Pivoting Careers And Going All In

So what happened? 2017, you're burning the bridges down. What was that shift?

SPEAKER_00

So I was working with uh a good friend of mine. We were um he owned a valet company, so I was I was helping him with his valet company. Uh again, it was, you know, I uh I always wanted to do real estate full time. Um and I just got burned out on the on the real estate, I mean on the um on the valet situation. Hours are crazy. And you know, already taking the tests, already, you know, it was you can you you have to put in the time. And you know, going to work at 7 p.m. at night, getting home at 6 o'clock in the morning, um, having a brand new baby boy, you know, it was time to make a decision, draw the line line in the sand, and and and go for it. So that that's what I did. You know, I I you know, with anything, it's not having that steady flow of income. It's it's nerve-wracking a little bit. Uh however, I knew that I I knew that I would succeed, and I knew that, you know, if I win, I put my mind to it and you know, do whatever needed to be done, then it'll work out, and it did.

Yeah, well, yeah, yeah, we're we're going the same way with where people uh uh we like to meet with our clients, customer service. So I I could definitely yeah, I can appreciate that.

So it's a it's a different dynamic when you know you're you're doing business with someone that you never met. And you know, I've I've I've had you know business relationships with people for six months a year that I've never sat down and shook their hand or had coffee with. It's it's it's a little odd.

I get it. And sometimes that happens in our business too. But yeah, yeah, I got you. So what are the big what do you like about real estate? What have been your learning lessons over the last couple of years? What are you striving for right now?

SPEAKER_00

Um you know what I've learned about real estate over the years is it's just like any business. Your doors have to be open consistently from whatever hour you choose to open them to whatever hour you choose to close them. But it has to be consistent. You know, you can't open your doors on Monday, close the business on Tuesday and Wednesday, open it on Thursday, you know, take a vacation for a week. It just doesn't work that way. You know, no business um uh thrives like that. So um that's one thing that I've learned to you know be consistent with everything. Um and you know, now that I've made the recent move to um virtual real estate, it's been an amazing experience for me. Uh I came from Berkshire Hathaway, which is a phenomenal company. Uh however, you know, when I sat down with Darren, uh, you know, we had our little powwow, and every everything he he said, and I just told him, I said, Darren, you know, just so you know, I'm really happy with where I'm at, you know, but I respect you as a as an agent and a broker, and um and we actually went to high school together. So in a way. Yeah, yeah, that's cool. So I you know, I sat down and and you know, he he told me what the company was about and what they do, and you know, it I felt like it filled about 90% of the gap of where I felt my business was lacking. So I left there and it was it was like a no-brainer. So, you know, the environment's different, you know, the um you know, we have uh winners on the team. I mean, yourself in the office, I mean you you're crushing it, you know. It's good to be in that environment where where the expectations are high. Because that's the that's where you grow. You know, if you're the smartest one in the room or you know the most successful one in the room, you're you're you're probably in the wrong room, right?

So I'll say that about you too. You're very consistent. We see you in the office every day working, so I'm I've always noticed that. I'm always because I do think that makes a big difference in real estate. Not all agents do that, but there's something about showing up and being in the office, it's a different energy, it's a different focus. Absolutely. I love when other people are in there and working, and yeah, we kind of, you know, we all root for each other. It's a synergy. Yeah, synergy, right? That's a good way to put it. Did you give it well in high school or like so we never talked, we never, but I I mean he was how was he that?

He was just just yoked. You know what I mean? For nothing shit. Yeah. Um yeah, quite quiet guy from what I could remember. Like I said, we never um conversed or anything like that. But our you know, we had a couple of classes right next door to each other, so that's cool. I would always see him in the in the hallways, you know, back and forth.

Uh so interesting story too. We actually uh we were at Berkshire for like three years too when we came over. Kind of the same thing. We were actually happy over there as well. Yeah. Just like Darren's energy, his leadership, uh-huh. Um and luxury getting into higher price volume.

Luxury Clients And Relationship Building

Sure, sure.

So how's the luxury going aspect going for were you doing it before, or you got more of a focus now getting over to virtual real estate?

SPEAKER_00

Yeah, more of a focus now. Um, you know, I I I close a few deals in the in you know, in the million above range uh at Berkshire Hathaway. However, here, you know, with it being more of a focus, um, you know, obviously the clientele is a a little different. Um I feel like the mindset of the clientele is a little different as well. Um and it's it's it's good. Um, you know, and to be able to learn from clients, you know, who own other businesses and who who's quote unquote made in their life um financially, you know, they're I find that they're more than willing to share the the little gems and the nuggets um, you know, once you develop that relationship with them. And you know, ultimately, you know, that's that's where I want to be, you know, to the point where, you know, we talk about financial freedom and you know, what is it, and it's different for everyone. Um, you know, if I can have my dream lifestyle with five dollars in my bank account, then so be it. You know, I don't need I don't need ten dollars, I don't need fifteen dollars, you know, but that's not the case. So, you know, I you know I find with financial freedom, you know, there it it it creates options and you're able to take care of your family and you know, just not not worry about the the stresses that uh finances can place upon someone. So um, you know, getting those nuggets from clients that are, you know, willing to share is is also a plus as well.

Yeah, it's a you know, I've just been finding that too over the years, doing more luxury deals. I am and I've always appreciated my clients, but you learn from these people, and they're actually like the most professional, nicest people that you'll actually meet. Down to earth and down to earth.

Like seeing at a red light or pumping gas, you wouldn't know that they'll move hundreds of millions of people.

SPEAKER_01

And they're actually a lot easier to work with, believe it or not. Like I think they get it. They get it, right? They understand the value of their time too, and they appreciate your time. So I totally understand what you're saying there. So cool. So what are the activities and the things that you're doing to, you know, get your your business moving every single day and have success?

Yeah, well, you know, uh most of my business um has come from referrals.

SPEAKER_01

Okay.

SPEAKER_00

Um, you know, and you know, coming into the the luxury market, uh, you know, it's it's even more important to capitalize on, you know, those referrals and and that network. Um but yeah, I mean it it's really all about just having and developing a relationship with other people. I mean, we know whether they're ready to buy, you know, tomorrow or 10 years from now, it's not about trying to extract business out of someone as as opposed to just really developing and cultivating a genuine organic relationship with them. And you know, that's what I'm learning you know, with with uh you know, being with Virtue and you know, um focusing on the the luxury market is is really trying to, not trying to, but really spending more time cultivating relationships.

Let's go away and put it, because yeah, you befriend folks. It's funny because you think you have to talk about real estate all the time. It's actually the opposite. Yeah you you build a relationship and they'll just they'll start asking you about the real estate comes on its own.

It does, it does. And you know, one thing leads to another too, you know, I'm also a hard money lender or short-term financing lender as well. So, you know, I you know, I find I found that, you know, if if you know naturally if the or if the conversation comes up with real estate, it may veer towards commercial real estate. And then, you know, now I'm you know, that leaves the door open for me to, you know, kind of let them know what I do with the short-term financing. And so, you know, and and with that, you know, having a network of um you know businesses that uh you can create a one-stop shop for yourself, so to speak. So, you know, they may not be interested in short-term financing or you know, purchasing real estate, but maybe they're interested in investing. Or so if you have that core network, you can refer people to the trusted network, um, and then you know it it it works. It works.

Big Goals And Daily Routine

What are your goals for this year? Maybe moving forward. Five years down the road, where does Jay want to be in his in its business? Five years from now, you said? Yeah. Yeah, this year and five years down the road.

This year I I have a goal of 30 million uh in in sales. I I this year is actually going to be the best year in my real estate career. I can't put my finger on it. I was talking to Darren about it, you know, as I was doing the numbers and just looking at my pipeline and what's scheduled to close and what's you know what's in escrow. And you know, without without n I don't know. I mean it's it just kind of I'm not gonna say it just kind of happened because obviously in order for something to happen, you have to put in the work. I guess I just wasn't necessarily focused on the work that I was putting in to get the results that you know I I will be getting this year. But um that being said, you know, I'm I'm definitely, you know, happy for myself because you know the first two or three years of real estate, it was a struggle, you know, and I felt like I was doing all the right things, and maybe I was, and maybe I wasn't, but uh, you know, this isn't uh industry or profession for instant gratification. Uh you have to put in the work, you have to feed the pipeline. As my old mentor used to say, you have to feed the pony to get the manure, you know. So uh I think you know, once I came over here and was in a um an environment that promoted execution and taking action, I think well, I know that that's what propelled my business forward and is going to put me in a position that I'll be in by the end of the year.

Awesome. Congrats on the year so far. Thank you for getting to 30. Thank you. What does your schedule look like? Up in the morning.

Um so do you have a start time or is it? It's so right now it's you know, and I'm you know, I'm just be transparent with your uh so uh uh the last few months has been challenging on some aspect uh personally, you know, it was um you know, my son's mom and I, we we separated and you know, so it was it was a matter of uh figuring out scheduling and um how things are going to move forward and w while keeping myself on track for business. Um but like Jim Rohn said, the same wind blows on us all, you know, the the wind of depression, the wind of you know separation, the wind of you know death in the family, uh however the setting of the cell is what determines your direction and and the and how you handle it. So, you know, with that being said, I my my routine was getting up at 5 45 every morning, meditating, uh, stretching, listening to my personal development, and starting the day. Uh, you know, whether, you know, and just depending on the day, you know, I I have a certain amount of time uh for work and then I come home and spend time with the family. Uh so uh so now it's it's it's getting back on track with the same same kind of thing. You know, I'm I'm up no later than 6 30 for the most part. Um, and just depending on the on the day and you know what's going on and when I have my little man, and um it it just kind of fluctuate that way. But you know, I I make a point for my my feet to at least hit the hit the ground at 6 30 in the morning.

I think you're beating yourself up. I think that's a lot earlier than most real estate agents.

Yeah, yeah, yeah. Maybe. Yeah, you know, you know, you get most, it's something special. I mean, my goal is to to wake up 5 30 in the morning, you know, the same way I get it. And feel rested, you know, as opposed to waking up at 5 30 in the morning and just kind of, you know, I which takes getting to bed earlier, right? So, but there's something special about the mornings, man. It's like especially the early mornings, like 5 o'clock, 5 30. It's like the whole world is still asleep, and you know, you just have that, it's a it's a it's a it's a certain kind of energy that's that's uh you know around at that time. You can kind of be with yourself and be with your thoughts. And before, you know, before you get yourself into the everyday hustle and bustle of your everyday life, you know, you need that self-time before before you start your day.

Yeah, it's important.

It's like a superpower, right?

SPEAKER_01

When you start and you work out early and you get ahead of the day. Yeah. Like you said, the the world's not, it's just starting to wake up or whatever, and you feel like you already won the day.

Yeah, it's super powerful. For sure, for sure. And you know, when you go to bed at night, you know, you feel a little bit more accomplished as opposed to you know sleeping in. Because I have done it. You know, I've slept in, I pressed snooze three times, and we all have. And then you're like off to the races. You know, you're you're you're forced into the washing machine, you know. So um, and we and by the end of the day, it's almost like it's counterproductive. You know, you're like, okay, what did I do that you know that I can cross? That I crossed off my list, or do I feel good about the efforts that I put in? It's questionable, you know, sometimes. So, you know, by getting up early, you you you can you can prepare yourself to have a productive day as opposed to just being thrown into your day.

Yeah. Yeah, it's a different feeling, right? Like you're just more aware. Because I know it takes me like a good three hours. Yeah. Like, and working out, coffee, supplements, and then I'm like 110 there. Okay. But you're right. If I sleep in 630, 7 o'clock, it's like, you know, you're kind of groggy, your patience is lower. You're kind of getting through the day versus cruising through the day. Sure, sure. So I know I know that feeling, so I understand what you're saying.

And waking up at 7, I mean, that's getting out of bed at 7. That's not taking into consideration breakfast, getting dressed, shower. I mean, by the time you're ready to start your day, it's I mean, the morning's gone. Yeah. You know, so.

Open Houses That Create Momentum

So what does your work schedule look like? Um, you know, I depending again on.

SPEAKER_01

You're having a huge year, so I'm curious. Like, what are these activities? Are you meeting with clients daily? Are you are you making calls? Are you doing open houses?

SPEAKER_00

Open houses have been, which is something I haven't done in the past, to be honest with you, before getting to uh Virtue, open houses have been a great lead generation source for me. Uh, you know, I maybe I had a different mindset on it before. Uh, however, you know, now I I have a totally different mindset. You know, my my my mindset shift my mindset has shifted with open houses. Um because I find you know whether your open house is um busy or not, it's still uh opportunity to get work done. So, you know, if leads come in or if people come in, then you know, those are leads that you can add to your pipeline and cultivate them and nurture them into, you know, whatever they they're you know they want to do in the future. Uh if it's slow, then you can also use that time to follow up on past leads or past clients, um, or get anything else you need to get done in in real estate. So I find that that uh open houses have have really been uh key to propelling my business forward.

That's good to hear because it's been that for us too. Yeah. Just I I've never been open, I've always been uh on the phones prospector guy, you know, and I've always taken a lot of listings that way. But when the market shift, because it's been a buyer's market, you know, on and off for the last three and a half, four years, you know, these listings you used to take, it's like that, or just they're sitting for six, I mean, they're they're sitting for a while now. So I had to shift too. And Darren got me to do open houses, and just this last three days, we put eight under contract. Nice. And I didn't I didn't really see a lot of value in these open houses, but now I'm doing it. You're me. But I also think it's just because the I think our culture is shifting a little bit where I think people like the

AI Distrust And Why Humans Matter

face-to-face more now than ever because of AI. And even I don't know if you saw like Odyssey is crushing it in the movie theaters because they're not doing CDI. So it's I think our culture is changing. I think we're moving more into that direction. Absolutely. So I'm glad to hear you're having success with it.

Yeah, and that's a good point. I mean, not to get too far off the topic, but the AI, I mean, it granted, it's it's amazing, right? It's great. There's a place for it. However, also with that, I find that people are starting to distrust it more and more and more. Uh even with myself, you know, last last Christmas, we were looking online and we're like, okay, where can we take uh where can we take our son? And we're like, oh, this looks good. And it was the Bellagio, and it had like this this um some kind of uh activity, you know, for kids. We're like, great, this is perfect, let's go. Went to the Bellagio, we asked three people, we're like, where is this? And I don't we don't have that here. It was AI. It was AI. Someone put um, you know, you have an account where you know they say what to do in Vegas, and but so they created this whole activity at the Bellagio that didn't exist. And I honestly I couldn't tell. I couldn't tell that it was fake. I couldn't tell. So we we wasted about two hours, you know, of our evening trying to find out where this activity was and it went and it didn't exist. So to your point, I think a lot of people are starting to not trust AI as much as it relates to like that.

Um we're seeing it in social media too. Yeah, because I know myself, I don't know you. If you think it's AI, I'm like, I'm going on that.

Yeah, I'm moving on. Yeah, it it doesn't have the same effect. You know, it's almost like uh um you know, the Smurfs, you know, talking to me and trying to give me advice, or you know, it just comes off different.

It does. So it does. All right, cool.

Fitness Self-Care And Family Travel

Well, I got you three more minutes, so let's let's mix it up from real estate. All right. So what what does Shay do when he's not working, you're having fun, you're traveling? Let's let's hear more about the personal personal goals, what's going on?

I'm getting back into the gym. You know, gym has always been behind.

You've been going, man.

SPEAKER_00

You downplay yourself a lot. Oh my gosh. I um you know, I I've been working out since Cub Scouts. I mean, before Boy Scouts, you know, with push-ups and sit-ups, it's always been kind of a thing of mine. Um it's just continued throughout my life. And, you know, I'll be 50 in January, so now it's more of you know having the energy for my son and you know, um functional exercising and stretching and making sure, you know, I'm not pulling a hamstring playing baseball with him or whatever the case is, you know. So um I and it's it's a commitment still. I mean, those days I I do not want to be there. And mentally I'm not there, but it's just you know, even if you're going through the motions, you're there. You know, you're showing up. So I you know, my motivation is back, my my discipline is back, you know, my diet is is getting back on track, and I'm excited for that. Um and I, you know, I'm I'm picking up hobbies that I kind of put aside for for years and years and years. I I like to draw, and it's it's just been kind of my form of meditation, you know. I can block out everything. So I'm getting back into that. And you know, it's just it's you you we get to incorporate the things that make us happy. You know, we have a choice to do that. And work is always gonna be there. To-do lists are always gonna be there. Um, however, self-care is so important, and I think that's what a lot of people, men and women, are are lacking is you know, you you have to do what's important to yourself and and what makes you happy, and and then everything else will fall into place after that, you know. So that's a balance.

It's good you take care of yourself and yeah, work on that mindset.

Do you have any travel plans coming up? I am going to DC for a family reunion that I'm very excited about next week. Uh oh man. Yeah, yeah. That's exciting. I love DC. Uh it's the history there. Are you a history guy? Yeah, I am. Okay, okay.

Felt that energy. But yeah, I um I'm looking forward to it. So it's it's it's it's be my third time going.
